Connection Proposal - Oceane Development and Palms Estate, McCracken
Works have recently commenced at the Oceane development, located along Adelaide Road at McCracken.
Oceane will predominantly comprise residential development, and the Council has been discussing with the developer a number of concept proposals that relate to the boundary and connection between Oceane and the neighbouring Palms estate.
The Council is currently seeking feedback from residents within Palms Estate in relation to a number of proposals. These are described below and also highlighted in more detail on the proposal map.
- Proposed Link at 131 Coromandel Drive
This involves the provision of a link to connect Coromandel Drive to the Oceane development. Identified by the brown line on the proposal map, the link would be primarily designed as a shared pedestrian and cycle path. However, it will also be capable of accommodating maintenance vehicles and controlled emergency access if needed. As background to this component, in 2012 the City of Victor Harbor purchased the vacant land at 131 Coromandel Drive, McCracken for the purpose of a future emergency egress out of the Palms Estate in response to concerns received from local residents at the time. - Proposed Closure of Part of Strawberry Hill Road Reserve
This involves closure of the western portion of the Strawberry Hill Road Reserve. The area identified by the yellow solid line on the proposal map would become residential lots within the Oceane development while. The area identified by the light blue dotted line would form a shared pedestrian and cycle path linking into the pedestrian/cycle path network anticipated for the southern portion of the Oceane site (as also indicated on the map).
The road reserve currently backs onto several properties, and the change may affect the current informal access to the road reserve and surrounding landscaping. - Proposed future shared pathway along the Hindmarsh River
There is a proposal for a future shared pathway along the Hindmarsh River linking the two estates from the south-western end of the Oceane development into Coromandel Drive. This is identified by the pink dotted line on the proposal map and is proposed to connect to the existing Hindmarsh River Trail and extend it through to the Ring Road. This trail will and also connect to a dedicated pedestrian/cycle path (identified in purple) through the centre of the Oceane development and linking to the proposed village centre and Adelaide Road intersection/crossing.
It is important to note that the proposals outlined in this letter and attached map are conceptual at this stage and, given the considerable size and staging of the Oceane development land, may take many years before they come to fruition.
